SWITCH TO LETSBY AVENUE

A fresh start.
Without starting
from scratch.

You can want a different agent without wanting upheaval for your tenants. Let's plan a move that deals with the handover properly and gives you a better working relationship.

Discuss moving to us
A conversation first. A decision when you're ready.

Your next chapter starts with a clear handover.
WHAT WOULD YOU LIKE TO CHANGE?

Tell us where the
current arrangement falls short.

It might be slow updates, unclear statements or repairs that seem to drift. Bring us a real example. It gives us a much better starting point than a list of promises.

What would make you feel
better informed about
your property?

That's the conversation we want to have.

THE MOVE, IN THREE PARTS

A handover with
someone keeping track.

01

Check the position

We discuss your existing agreement, notice requirements, any charges and the proposed timing. You decide whether to appoint us once our service and terms are clear.

02

Bring the details together

With your instruction and authority, we liaise with the current agent about documents, keys, rent records, deposit arrangements and unresolved work.

03

Settle into the new arrangement

We introduce ourselves to your tenants, confirm who to contact and explain any payment changes from the agreed date. Then we work through the property’s priorities.

YOUR FIRST-CONVERSATION CHECKLIST

You don't need
a perfect file to call.

These three things help us get started. Tick what you have; we can talk through the gaps together.

This checklist stays on this page only. Nothing is sent to us.

0 of 3 ready

Missing something? That's fine. Tell us what you know.

KEEP THE CHANGE CLEAR

The questions worth
settling early.

Timing and cost depend on your agreement and the information available. We'll discuss the practical position before setting a start date.

Can the tenants stay?

Changing managing agent does not itself end the tenancy. We plan around the existing tenancy and communicate the new contact and payment arrangements clearly.

Could my current agent charge me?

They may have notice-period fees, exit charges or continuing commission in their agreement. Check those terms before giving notice. If a clause or charge is disputed, get independent advice.

What happens to the deposit?

We establish how it is held and protected, then coordinate the relevant scheme process and any required permissions or updated information. It needs a proper record, not an informal transfer.

Do I have to chase all the paperwork?

Once instructed and authorised, we can request the handover information from the current agent. We'll keep track of what arrives and tell you where your input is needed.

LET'S TAKE THE NEXT STEP

Let's talk about a better fit.

Tell us about the property and what you want from your next agent. We'll explain how a move to Letsby Avenue could work.
