01 / Why Letsby Avenue?

A letting agency
that feels personal.

If you're spending too much time chasing updates, it may be time for a different conversation. Here's the approach we bring to looking after your property.

REAL PEOPLE

You're more than
an account number.

We're a small, family-run agency. We take time to understand your property, your priorities and how you want to be kept informed.

PRACTICAL INVOLVEMENT

Support with the
day-to-day detail.

From tenant communication to maintenance coordination and rent administration, our management service brings the moving parts together.

CLEAR EXPECTATIONS

Know what you're
signing up for.

We'll explain our service, fees and terms before you instruct us, including the work covered and any additional charges that may apply.

02 / Your move to Letsby Avenue

You make the decision.
We coordinate the handover.

01

Tell us what
needs to change.

Start with a conversation about your property, current tenancy and the service you're looking for. We'll explain how we can help and discuss your existing agent's notice and handover arrangements.YOUR PART: Share your agreement and priorities.

02

Agree the plan.
Let us organise.

Once you've instructed us and authorised contact, we'll liaise with your current agent to request the records and keys, agree the practical handover and identify anything outstanding.OUR PART: Coordinate the details and flag gaps.

03

Welcome to
Letsby Avenue.

We'll introduce ourselves to your tenants, confirm the contact and payment arrangements from the agreed date, and establish the priorities for managing your property.TOGETHER: Confirm the start date and next actions.

The timing depends on your existing agreement and the handover information available. We'll agree a realistic plan with you before the change takes place.

03 / Before you give notice

Start with a conversation.
Then make your move.

You don't need to have everything worked out before speaking to us. Bring your current management agreement and tell us what's happening with the property.

THREE THINGS TO CHECK
  • Your notice terms. Check the minimum term, notice period and how notice must be served.
  • Your current agent's charges. Check any exit fees, continuing commission or other payments that may remain due.
  • The proposed handover date. Agree when responsibility changes and who handles rent and repairs in the meantime.

If a contract term or charge is disputed, get independent advice before relying on a particular exit date.

04 / The details we'll work through

A proper handover.
Nothing left to guesswork.

With your authority, we'll request the relevant information from your current agent, review what's received and follow up on missing items.

Tenancy & tenant communication

The tenancy agreement, relevant tenant and guarantor details, notices and important correspondence. We confirm how tenants can reach us.

Rent & account position

The rent schedule, payment history, arrears, landlord statements and any funds or invoices still to be accounted for.

Deposit & protection records

The deposit amount, scheme details and protection documents. We coordinate the appropriate scheme process and any required authorisations or updated information.

Safety, keys & ongoing work

Certificates, licences, inventories, inspection reports, keys and open maintenance. We identify upcoming dates and work that still needs attention.

05 / Once you're with us

The switch is the start.
The service is what matters.

Our fully managed service supports the everyday running of your property. We'll agree the scope with you, so you know what we'll handle and where we need your decision.

Tenant communication

A contact point for questions and reported issues, with relevant updates for you.

Rent collection, payment records, landlord statements and follow-up on arrears.

Property inspections

Arranged visits and reports to help you understand the condition of your property.

Keeping track of relevant records, upcoming checks and follow-up actions within the agreed service.

Ongoing landlord support

Practical conversations about your property, the tenancy and what needs attention next.

Your switching questions

Let's make the
next step clearer.

Can I switch while my property is tenanted?

Often, yes. Changing the managing agent does not itself end the tenancy. The practical timing depends on your agency agreement and the arrangements for the handover. We'll discuss these with you before agreeing a start date.

Will I need to deal with my current agent?

You'll need to authorise the change and comply with your agreement's notice requirements. Once instructed and authorised, we can liaise with the agent about the practical handover and keep you informed about anything that needs your input.

What will switching cost?

We'll explain our fees and terms before you commit. Your current agent may have notice-period charges, an exit fee or continuing commission under their agreement. Check these separately so you can assess the full cost of moving.

What happens to my tenants and their rent?

We'll plan the introduction and explain the new contact details and any payment changes from the agreed date. The handover should make clear who receives each payment and who deals with maintenance, so tenants aren't left with conflicting instructions.

What happens to the deposit?

We first establish where it is held, how it is protected and who is responsible for it. Any transfer or update follows the relevant scheme's process, with the required permissions and information. It isn't treated as an ordinary payment between agents.

Can I speak to you before deciding?

Absolutely. Tell us what isn't working and what you want from your next agent. We'll talk through the service and the practical steps, so you can decide whether Letsby Avenue is right for you.

Your property. Our priority.
